A homeowner knows that to avoid expensive repair work, regular maintenance needs to be done.
One problem that could become very costly to fix is wood rot.
A lot of timber is used in a home’s construction and, in time, some of this wood could begin to deteriorate. Wood rot is one way this can happen. Wood rot is a type of fungus that damages wood. It should not be confused with damage from termites or carpenter ants, however.
Although it will thrive in a damp, warm environment, wood rot is rather hardy and will survive in a lot of conditions.
Three things are needed for wood rot to survive, moisture, oxygen and a food source. We can see how easy it would be, then, for wood rot to be a problem in many areas of the home. Here is a list of a few places that would most susceptible:
Foundations, around which water pools due to lack of proper grading on the property and cracks in foundations.
Roof penetrations that have faulty or damaged flashing.
Wood that is in direct contact with concrete, soil or masonry.
Subfloors around bathtubs and toilets.
The area beneath windows or improperly installed sliding doors.
Areas surrounding a plumbing leak or corroding plumbing fixtures.
Exterior ground floor decking and decking support posts.
