As we look forward to the warmer season, we might be working on our list of jobs we want to get done in preparation for this.  Is having your central air conditioning system on that list?  While its very important to have this checked regularly by a professional (at least once a year is ideal), what are some of the things you can do to keep it well maintained?

  • One important area to keep clean is the air filter.  Dirty air filters reduce inside air quality and can also strain the motor.  It good to regularly change the air filter particularly if it’s in constant use.
  • Long winters mean that all kinds of dirt and debris will have accumulated.  Cleaning the outside condenser unit is something that should be done.  Spider webs, leaves and any other debris should be cleared away from the unit.
  • When you remove the cover, you will find coils of piping surrounded by many “fins” made of metal.  Make sure this is all clean and check to see if the fins are bent.  You can fix these with a tool called a fin comb.
  • Drainage lines are attached to air-conditioning units enabling condensed water to drain away from the unit.  Check these drainage lines to make sure they are not blocked and make sure they are in good condition and fit securely to the unit.  Blocked drainage lines could become a hazard if they are not well maintained.
  • While it’s good to oil the motor with a lubricating oil, you should refer to the manual to see what kind of oil to use and how to do it.

So, while its best to have a professional come to inspect your central air-conditioning system at least once a year, you can do a lot to make sure its well maintained.
